1) Construction Management where the Construction Manager is the constructor. All subcontractors are hired as prime contractors directly by the owner. The project is run on an owner / builder basis and ECS Corp. provides all of the required construction supervision and administration. This method reduces overall project costs and allows the owner to maintain control. An open books cost accounting method is always used.

2) Construction Management where the Construction Manager is the Owner’s Representative and a separate general contractor is hired to construct the project. This method is typically used on large complicated projects.

3) General Contractor where all subcontractors are hired by ECS Corp. and the owner gets undivided responsibility in terms of the way that the work is contracted for.

ECS Corp. can provide Preconstruction services including hiring and administering the design team, value engineering, budget development, scheduling, invoice review and approval, utility agency coordination, permit expediting and bidding. During the Construction phase, ECS Corp. can provide all of the same services as in the Preconstruction phase in addition to supervision, contract administration, insurance tracking and project accounting.
